Adani Group Secures Major Mumbai Redevelopment Project

In a significant win for the Adani Group, led by billionaire Gautam Adani, the company has secured a ₹36,000 crore housing redevelopment project in Mumbai. Adani Properties Pvt Ltd will oversee this massive infrastructure initiative, which is one of the city’s largest urban development projects to date.

Adani Properties Places the Highest Bid

Adani Properties Pvt Ltd emerged as the highest bidder for the redevelopment of Motilal Nagar I, II, and III in Goregaon West, Mumbai. The project spans across 143 acres and involves the construction of modern residential and commercial infrastructure. The company placed the highest bid for the redevelopment, offering a built-up area of 3.97 lakh square meters. With this achievement, Adani Properties is now awaiting the issuance of the Letter of Allocation (LoA) to formally kickstart the project.

Bombay High Court Grants Approval

Recently, the Bombay High Court granted permission to the Maharashtra Housing and Area Development Authority (MHADA) to proceed with the redevelopment of Motilal Nagar through the Construction & Development Agency (C&DA). Subsequently, the state government classified the project as a special redevelopment initiative under MHADA’s jurisdiction. The redevelopment plan includes the rehabilitation of 3,372 residential units, 328 eligible commercial establishments, and 1,600 slum dwellers, along with the removal of illegal constructions.

Adani’s Second Mega Redevelopment Project in Mumbai

This ₹36,000 crore project is Adani Group’s second major real estate redevelopment initiative in Mumbai. The company previously secured the Dharavi redevelopment project for $610 million (₹5,000 Cr), marking its significant expansion into Mumbai’s urban transformation sector. Following the Dharavi deal, Adani Group established Adani Properties Pvt Ltd, which is now leading both large-scale redevelopment projects in the city.

Concerns Over Transparency in the Project

Despite the scale and economic significance of the redevelopment, local residents have voiced concerns over the transparency of the bidding process. During a site visit by India Today, several residents expressed their dissatisfaction, stating they were unaware that MHADA had included a private developer in the project. Furthermore, political figures, including Shiv Sena (UBT) leader Aaditya Thackeray, emphasized the need for transparency and public accountability in the execution of the redevelopment plan. He assured that any discrepancies in the project would be brought to light and addressed.
